Occupancy Status / Securing the Property
We will determine the occupancy status within 12 hours of receiving the referral. If the property is vacant we will re-key and secure the property within the first 12 hours from referral, ensuring that there are no safety concerns and install a lockbox according to your instructions. If the property is occupied we will coordinate with you to vacate the occupants as quickly as possible via eviction/lockout/cash-for-keys.
Initial BPO / Recommended Repairs
We will deliver the initial BPO with ample photographs within 24 hours of receiving the referral. We will also obtain repair bids for recommended repairs, order a termite report and work with your appraiser to ensure a timely evaluation.
Property Maintenance
We will complete the initial trash out and cleaning of the property to your specifications, turn on the utilities, and set up monthly maintenance as necessary including landscaping, pool, etc.
Payment / Reimbursements
We submit for monthly reimbursements according to your procedures. We are are experienced in the use of LPS Invoice Management, Equator, Res.net and direct reimbursement. All reimbursements will be submitted prior to closing (with the possible exception of trailing final utility bills).
Pre-Listing Preparation
If you decide that you would like to repair the property we will complete the repairs for you utilizing one of our licensed & bonded contractors and provide ample photos upon completion.
Property Listing
We aggressively market all of our listings and provide Monthly Status Reports to keep you up-to-date with our marketing activities, status of showings as well as changing market conditions. We provide full color brochures as well as online syndication to 35 distinct listing marketplaces to ensure the highest level of exposure to the market.
Offers
Offers will be presented immediately upon receipt. I personally negotiate each and every offer to ensure that the property sells for the best possible price at the most favorable terms. We will obtain pre-approval letters and verification of liquid source of down payment for every offer.
Closing
We will open escrow with your choice of closing company. I will generate all necessary paperwork and be the personal liaison with escrow to ensure that all contingencies and deadlines are met in a timely manner.
