ENCINO

One of San Fernando Valley's shining stars, Encino, known for its fashionable shopping centers. But this community has as much heart as it does style. Encino, which means "evergreen oak," has been home to the rich and famous throughout its history. Among the high-profile entertainers who have lived in the community are John Wayne, Clark Gable, W.C. Fields, Houdini, Al Jolson and Ruby Keeler, Spencer Tracey, Dinah Shore, Mary Astor, Jack Webb, Margaret O'Brien, Shirely MacLaine, Cher and Michael Jackson. Honorary mayors have included residents Dick Van Dyke, Bob Barker, Steve Allen and Gary Owens. It has as much ritz as it does glamour. Yet is has that sense of home with many diverse Real Estate Market where you can fine your home.

 

Geography

Encino is bordered by Tarzana on the west, the Sepulveda Dam Recreation Area on the north, Sherman Oaks on the east, and the Encino Reservoir of the Los Angeles Department of Water and Power on the south. The district's boundaries are roughly Mulholland Drive on the south, Lindley Avenue on the west, Victory Boulevard on the north, and the San Diego Freeway on the east. Major thoroughfares include Ventura, Magnolia and Burbank Boulevards, as well as White Oak Avenue, Balboa Boulevard, Haskell Avenue and Hayvenhurst Avenue

 

School Information
Encino is the location of Phillips Graduate Institute and a Pepperdine University satellite campus.Area public primary and secondary schools are operated by the Los Angeles Unified School District. The area is within Board District 4.The public elementary schools serving Encino are:

TARZANA 
Tarzana is a located east of Woodland Hills and west of Encino in the San Fernando Valley. Tarzana has approximately 40,000+ residents. Edgar Burroughs, author of Tarzan books, first applied the name to the 550 acre ranch he bought in 1919. In 1927, the 300 residents of the surrounding community held a contest and chose the name Tarzana for this rural place of berry farms and chicken ranches. Homes in the area sell from the $400,000 and range on up. It is a lovely community with many fascinating areas to wander through it's extensive history.
 

Geography

Tarzana, a district of Los Angeles, is surrounded by Reseda to the north, Woodland Hills to the west, Encino to the east, and the Santa Monica Mountains (also a part of Los Angeles) to the south. Major roads in Tarzana include Reseda Boulevard, Tampa Avenue, Wilbur Avenue, Burbank Boulevard, and Ventura Boulevard, the commercial backbone of the southern San Fernando Valley.

Most of Tarzana's inhabitants live in the foothills of the Santa Monica Mountains south of Ventura Boulevard. North of the Ventura Freeway, there is a uniquely designed area meant to emulate a more rural setting called Melody Acres. Tarzana contains two country clubs (with golf courses) in the Santa Monica Mountains: El Caballero Country Club and Braemar Country Club. At the remote southern end of Reseda Blvd., there are a number of gated communities, including Mulholland Park, Silverhawk Ridge, Monte Verde, and Braemar Estates.

North of the Boulevard, where a smaller portion of the population lives, there are fewer houses and more apartment buildings. Tarzana extends north to Victory Boulevard, encompassing a wide swath of medium-density housing.

Shopping

Northridge Fashion Center - located in the north-western part of the San Fernando Valley. Features over 170 stores and restaurants, plus a movie theatre.

Sherman Oaks Galleria - In its prime, this mall defined the LA shopping mall experience. It was featured in movies and the popular 1980s-era song, "Valley Girl" by Frank Zappa. The mall has gone through some reorganization and was recently remodeled. There are only a few stores here, but you'll find a movie theatre and some nice places to eat, such as P.F. Chang's, Fuddruckers and The Cheesecake Factory.

(Westfield) Fashion Square in Sherman Oaks - Anchored by Macy's and the Valley's only Bloomingdale's. Over 120 specialty stores and eateries.

(Westfield) Topanga Shopping Center - 132 specialty stores including Nordstrom, Robinson's May, Sears, food court and restaurants.

Tips for Finding the Perfect Neighborhood


1. Make a list of all of the amenities that are close by in the neighborhood you are considering as your new residence.  Keep in mind what distances and routes to each of these places are acceptable and what are not.

2. Determine what the best features of the neighborhoods are.  This is especially helpful if you are deciding between a few different neighborhoods.

Are there parks nearby?
Is it scenic and visually appealing?
Are there quiet areas, streets, culs de sac?
Are the people friendly in the neighborhood?
Is the neighborhood clean?  Yards, streets, parks?
Are there nice trees and foliage?
Do the lots have large or small yards?
Are there walkways and are they easily accessible?
Is it a safe neighborhood?
What are the market values of the homes in the area?
Are there many houses for sale?
How long ago was the community developed?
What is the average age of the people in the area?
Are there families with small children in the area?
What is the proximity to schools?
Are there community events or organizations?

3. Walk around in the neighborhood.  The best way to determine the cleanliness and friendliness of the neighborhood is to walk around in it and meet its residents.
